Existing back split house in North York was a typical 3 bedroom home with 1 bathroom. The living/dining room were a combination with limited space for a growing family. To expand their house the home owners decided to utilize the land behind the double garage to add a new larger master bedroom with an ensuite bathroom and walk-in-closet.
The homes existing bathroom would be relocated and enlarged to allow for a separate free standing bathtub as well as a built in custom shower. The dining room would also be located into the new addition behind the new master bedroom. But the biggest draw to doing this extensive renovation was the walkout basement. With the existing 24 foot wide house and a 16 foot wide addition this would create a 40 foot wide space for entertaining.
The existing 6’ wide sliding patio doors were good but installing another set of 12’ wide doors and with the addition of a large picture window would make the space extra bright. Ceiling height was a challenge with duct work hanging below the ceiling as well as beams that were necessary to hold up the first floor. To solve this problem we installed flush mounted steel beams to eliminate the hanging beams and had Engineered holes installed to keep the heating ducts from also hanging below the ceiling.
With the relocation of the heating equipment to under the addition close to the existing garage and flush mount beams we were able to eliminate anything hanging below the ceiling to create one big flat ceiling. Heated floors were installed throughout the finished basement. A new powder room and laundry area finish off the project.
